REO Services


  • ◈   Assist Lender in acquiring legal possession of subject property if needed. Recommend local attorney service if needed, act as witness in the service of necessary legal notices, attend lock outs upon request.
  • ◈   Secure property via re-keying if Lender does not have field services support. Immediately if vacant.
  • ◈   Initiate utilities & bill according to lender guidelines.
  • ◈   Written Broker Price Opinion. 48 Hour Response.
  • ◈   Written assessment of property condition with multiple digital photos.
  • ◈   Obtain multiple written bids for repairs if needed, per Lender guidelines.
  • ◈   Recommendations and coordination of property repairs, maintenance and management. Verification by way of multiple digital photos.
  • ◈   Payment made to service providers & re-imbursement to agent per lender guidelines.
  • ◈   Development of marketing strategy and format following Lender guidelines.
  • ◈   Research and document technical neighborhood and marketing data; such as school, county services, CC&R’s, market conditions, and all ongoing concerns that relate to the successful representation of material facts.
  • ◈   Sales marketing and expenses paid in full by agent.
  • ◈   Contract negotiations and supervision of contract integrity.
  • ◈   Provide escrow with necessary documents & services.
  • ◈   Seller representative in monitoring escrow when needed.
  • ◈   Strong understanding of Federal, State and Local property, tenancy and relocation (CFK) laws and regulations.
  • ◈   Substantial liquidity to service REO properties through trash out and rehabilitation as well as ongoing maintenance and utilities.
